BIM + BOQ / COMMERCIAL REVIEW

Connect the model to the quantity review.

A model change is useful commercially only when its quantities, units and BOQ mapping can be checked. This proposed h.ai pilot connects model elements with agreed bill-of-quantities items and makes comparison assumptions visible.

Connect model elements with agreed BOQ items. Normalize units and flag incomplete mapping before comparing quantities across revisions. Keep source references, rate assumptions and exceptions visible. A quantity surveyor reviews the comparison and confirms any commercial implications.

Agree what the quantities mean

Start with approved model exports, an agreed BOQ structure and the relevant measurement rules. Confirm whether the comparison concerns model-derived quantities, measured quantities, allowances or another agreed basis. Gross and net quantities, units, rounding and exclusions must be explicit.

Review the mapping before the difference

Link each relevant element or group to a BOQ item using the agreed classification and measurement basis. Surface unmapped elements, duplicate matches and ambiguous descriptions as exceptions. The pilot should not turn a plausible mapping into an unreviewed commercial fact.

Compare with traceable assumptions

The proposed output shows the previous quantity, revised quantity, difference, source revision and mapping basis. Optional rate scenarios would show their source and assumptions separately. A quantity difference is not automatically a priced variation, approved payment or contractual entitlement.

Measure the pilot against a checked sample

Use representative BOQ items and a manually checked quantity set. Agree acceptance criteria for mapping accuracy, unit consistency, exception detection and time spent assembling the comparison. A qualified QS validates the output before it informs any commercial decision.

Questions before you start

Can it produce an approved final BOQ automatically?

No. The proposed workflow supports quantity review and exception handling. Final measurement, rates, valuation and approval remain with the authorized commercial team.

Will it work with every model and BOQ?

Suitability depends on model quality, classifications, measurement rules and source data. Supported inputs and exclusions must be agreed during scoping.
